update (or produce a new) Reserve Study. R. Karbon
responded saying a document has been produced that
may reflect similar information as a Reserve Study. The
Board will collaborate with the Manager to evaluate the
need to produce a document along the lines of the 2009
Reserve Study. E. Johnson reported that he has an
estimate from a new Reserve Study Company. Not only
can this company assist us with our Capital Fund Reserve
Study needs, they also will be able to implement a
program to assist us in monitoring and predict future
repair and maintenance projects. He will bring that
proposal to the board in February. Motion passed unanimously.
Item #308 – Rule Violation Monetary Fines – Second
Reading to change the Monetary Fine amount from $10
to $50. M. Smith read a letter from Member Fred Zydeck.
Fred felt that $50 was too much and asked the Board to
only go up to $20. After Discussion it was suggested that
the fine guidelines be modified to read “up to $50”
The current guideline reads as follows: The next Board Meeting is February 23, 2019
Membership Lot Foreclosure (Auction). E. Johnson
presented information regarding the membership lots that
will be auctioned for delinquent dues and/or taxes. These
lots (one with a dwelling) will be publicly auctioned at
the Montmorency County Courthouse Judicial Annex on
February 7, 2019 between 10:00AM and 11:00AM.
Motion by V. Kaszonyi second N. Thurston to approve the
auction information as presented by E. Johnson.
Motion passed unanimously.
Library Corner
January and February books are a collection of books set
in Michigan and written by a Michigan Author Richard
Baldwin. These mystery books range from Ann Arbor to
Ypsilanti and many cities in-between.
The Rules of Canada Creek Ranch Association are
made so that all members may obtain the maximum
benefit and enjoyment from the use of the Ranch
facilities. Strict observation of all Rules by each
member and guest is necessary for the
accomplishment of this purpose. A point system was
drafted in 1993 and approved by the Board of
Directors. Violation of a rule may result in points
assigned to that member for that rule(s) along with a
monetary fine of $10 per point.
We have greatly expanded our audio book and DVD
collections thanks to a generous donation from members
Ralph and Sue Wilson. Thank you very much Ralph
and Sue. We needed more space in that area, so I moved
the Large Print Romances to the back wall of the Romance
Section. This way all the Romances are together. The
top three shelves facing you when you enter Romance
Section are for Large Print and they are marked. The
Audio books are on the top three shelves next to the gift
shop doors and the DVDs are on the shelves below. The
Science Fiction books are on the bottom two shelves as
always. With the expanded audio book selections you
will no longer have to check them out.
Motion by M. Ames seconded by N. Thurston to modify the
guideline wording to read, “…up to $50”.
Motion passed unanimously.
Item #309 – Side by Side Allowable Usage on CCR
Property - E. Johnson read a portion of a new Bill signed
by the State of Michigan concerning UTV vehicles. R.
Karbon requested that two Directors team up and take
the lead on looking into UTV usage on CCR. Directors
T. Chambers and F. Calabro volunteered. The next
update will be at the March Board meeting.
Please continue to check out the hard cover books. It’s
the only way we have to know where they are and which
authors we should buy. As an added bonus you will
know if you have read the book if your name is on the
card.
New Business
Committee Chair and Liaison appointments - R. Karbon

Thanks to all who have donated to the library over the

Nominating Committee appointments - Directors
provided member names to serve on the 2019
Nominating Committee.
