What does the Resource Fund pay for? Funds in the Resource Fund may be used, at the discretion of the Board in accordance with these Bylaws, for expenses including, but not limited to:
• Environmental projects;
• Timber expenses such as tree planting, equipment, forester negotiations and plan maintenance;
• Carbon credit expenses such as contract negotiations and plan maintenance;
• Watershed expenses such as fish planting, lake / shoreline maintenance and stream structure maintenance;
• Wildlife expenses such as field maintenance( seed, fertilizer, soil testing, equipment, etc.), biologist and plan maintenance;
• Gas and oil expenses such as lease negotiations;
• Other new capital assets( not listed above) provided that the Board’ s authority to make expenditures from the Resource Fund for new capital assets shall not exceed a total of Thirty Thousand Dollars($ 30,000) in a single budgeted year( commencing January 2024, such amount shall be adjusted annually to correspond with increases in the Consumer Price Index). An amount equal to the current purchase price of said new asset shall be transferred to the Capital Fund for future replacement needs;
• Other Association purpose authorized by the holders of a majority of the Membership Certificates voting on the question in accordance with Article IV of these Bylaws.
Will our dues end up higher than similar clubs? Not at all. Looking at Lost Lake Woods Club, which was also created by the Montieth Land Company a few years prior to CCR, dues are $ 1,740 with a $ 120 dining room / lodge minimum. Lost Lake Woods Club also had to instill a $ 70 / month($ 840.00 annually) one-time assessment to get their operations through 2025. This is giving time to their Board and membership to finalize a dues increase.
Why don’ t we just do a standard increase every year instead of large member-approved increased? Currently, the Operating Fund is increased each year by Consumer Price Index( CPI) at a rate no greater than 5 %. The committee is recommending that this increase be placed on this Resource Fund proposal with the same parameters to minimize these larger requests. The Capital Fund currently doesn’ t have this CPI increase.
Are we going to have to increase dues every year? As costs and expenses go up to maintain CCR, increases will continue to be part of the conversation each and every year. While some years may not see them, we cannot guarantee that increases won’ t be needed in the future to sustain our great club.
Can I view the budgets for the funds? Yes. All budgets and audits are located on the website under Member Items- > Board of Directors- > Financial Information.
How much cash reserves does the Operating Fund have? Based on the 2024 Audited Financials, the Operating Fund had approximately $ 870,000 in cash and investments. With approximately $ 440,000 owed to other funds, the cash balance is around $ 430,000. With the ice storm that happened in 2025, we are sitting about $ 280,000 in cash reserves, or savings.
How much cash reserves should the Operating Fund have? Typical business practices would like to see the club minimally have 6 months of expenses saved in the bank. That number would equate to about $ 1,135,000.
