Manager’s Message for December 2019
This year you will see some changes in our User Fees. We
are now offering season-based rates in all of our
accommodations. The cabins are now rented on a three-
night minimum and the weeklong requirement for July
and August has been eliminated. CCR is now offering a
complete seasonal rate for camping between May 1 and
October 31. Very similar to the monthly rate, members
may now rent for this entire duration for a discounted
price. You will see multiple price adjustments throughout
this fee structure, but the main items affected are guest
fees. Members pay their dues every year to have the
privilege to utilize CCR. While CCR guests are welcome,
they now will be having to pay a higher price to use our
services and amenities. When you look over these fees,
please remember that we need to be structured for our
Members and maintaining CCR for future years. While
some of you may find these fees too high, I assure you it
is not done without reason. The main purpose for these
price increases is to finance CCR’s Capital Fund and the
future costs of replacement or repairs of our major assets.
Fifteen percent (15%) of all user fees will now be
transferred to the Capital Fund for future repairs,
replacements or renovations. With this transfer of user
fees, these monies will be earmarked for each amenity.
As an example, let’s say you stay one night in a room.
The Capital Fund will receive 15% of that nightly fee for
future overnight room repairs or renovations. This
transfer will occur for all user fee-based services and
amenities.
One of the biggest changes for members in 2020 is the
addition of a vehicle sticker fee. At the December Board
Meeting, the Directors approved a $10.00 sticker fee for
all member’s vehicles. This cost is per vehicle, per year.
The funds generated from these stickers will be utilized
for CCR’s roads. This extra funding will help CCR pay
for much needed gravel, salt, sand and other needs each
year. To receive your stickers, you will find a form on the
back side of your annual statement to fill out. Add your
assessments and sticker fees together for your full payment
amount. Please return this form with your mailed
payment. If you choose to pay via phone, the office team
will ask you for your vehicle information. We are still
working out the details on how this question will be asked
for those choosing to pay online. That solution is
forthcoming.
Canada Creek Ranch will be hunting elk from December
14 th through December 22 nd . There are many volunteers
out helping us manage the herd each year, and we thank
all of you for your hard work. As a reminder to members,
snowmobiles cannot be operated in the hunting area
during the designated elk season, except with prior
permission from the Manager. Rule 11.10 was put in place
years ago for the safety of our members.
The Montmorency Township winter tax bills have been
mailed out. If you don’t receive these bills by the

I hope everyone had a fantastic Thanksgiving with your
families. It was a busy time around the Ranch House as
the CCR Team served around 175 people on Thanksgiving
Day. I want to thank all those members that joined us
and especially thank our CCR Team Members who were
away from their families spending their time with us.
This year’s rifle hunting season has passed us with no
major incidents. Our numbers show that it was a slow
season for those choosing to hunt the Firearms Season.
As Dale and I tallied hunters on opening day, we had 183
hunters cross Wilson Bridge. On my morning rounds of
the CCR perimeter, I counted 41 vehicles. Without
knowing the exact number hunters in each vehicle, I
assume that CCR had approximately 224 hunters on or
within a short distance of CCR for Opening Day. On
day two of the season, we tallied 194 hunters through
Wilson Bridge and on the perimeter. On day three, we
had 117 cross Wilson’s Bridge. When talking to many of
the hunters, we believe CCR may have had less than 25
hunters daily in the woods the following week. With
that said, our Firearms Log Sheet show that 23 bucks and
11 antlerless deer were harvested on CCR. Overall, there
were 57 deer harvested on or around CCR’s perimeter,
some of which were on other private property or State-
owned land.
The 2020 membership assessments should be mailed on
or about January 1, 2020. These assessments must be paid
by February 15, 2020 to remain an active member.
Additionally, your membership account balance will
accrue a 1.5% interest on the 15 th of each month thereafter.
Please remember that our accounting system is based on
a first in, first out formula. This means if you have a
balance on your account prior to the assessments being
billed, when you make a payment, it will be applied to
the initial balance first, not your assessments. Our office
does not override this process in any form, so please take
note.
As a reminder, the final $20 of the General Assessment
increase, that was passed by the membership on the 2017
Proxy, will be added this year. This proposal increased
the General Assessments $100 over the course of three
years. The Board of Directors also approved the 2.36%
Consumer Price Index (CPI) increase on the General
Assessment. This calculation is computed by our
Certified Public Accountants following the procedures
outlined in Article III, Section 3 of CCR’s By-Laws.
Overall, this year’s Annual Assessments are going to be
$803.62. To help the membership understand how these

within this month’s newsletter.
The process for reservations in any of the
accommodations is the same as last year. Please see the
