The purpose of Canada Creek Ranch Association is to preserve our hunting and fishing heritage and to provide a quality outdoor environment for those other recreational activities which are unique to its woods, waters, and wildlife; and to promote among its members an enduring fellowship working to preserve its properties, and friendly spirit for future generations. This mission is to be implemented within principles of ecologically responsible resource stewardship, sound, farsighted financial management, and respect for the dignity of fellow members. Consistent with these objectives are the following implementation goals: Items from Members • Member David Courtney requested to have the escrow fees and interest removed from his late mother’s account. The estate has been in probate and he has officially acquired the property. Motion by T. Chambers, seconded by M. Ames to remove escrow fees and interest associated with the escrow fees. Motion passed 8-0. V. Kaszonyi stepped out of the room. • GOALS: 1. Provide efficient administrative services. Members William and Anne Midgley requested to trade their lot for Ranch owned lot 678 Geneva Park. Upon notification to adjacent lot-owners, other parties showed interest. This property was reverted to a cash only sale per the By-Laws. The Appraisal Committee believes this lot falls within the guidelines of Policies and Procedures #507. Bid from adjoining lot owners Scott and Cheryl Nuttall for $3000.00 was received via sealed bid. 2. Provide a healthy habitat for fish and wildlife (game and non-game species for the purpose of viewing, hunting and trapping, fishing, etc..). 3. Provide temporary rental lodging and dining facilities for the members. 4. Provide camping facilities for the members. Motion by M. Ames, seconded by M. Smith to accept the bid for $3000.00. Motion passed unanimously. • 5. Make seasonal outdoor recreation opportunities available for members-promoting fellowship and family participation. Member Cyrus Opfermann requested a variance for his septic field to encroach near Ranch common property within 2 feet rather than the County desired setbacks of 7+ feet. 6. Maintain a secure environment for members and property. Motion by V. Kaszonyi, seconded by M. Ames to approve a variance allowing Cyrus Opfermann to replace his septic field on lots 38 and 39 Valley Park to within 2 feet of the lot line adjoining CCR common property. Motion passed unanimously. 7. Provide timely and efficient communication of Ranch business and activities to the members. 8. Administer the Ranch as a community which recognizes and supports the interests of visiting low usage members and well as high usage and resident members. Recess for Annual Meeting at 11:30 a.m. Meeting reconvened at 2:51 p.m. to certify proxy results. 9. Code of conduct should be enforced equitably, and a spirit of self- imposed personal integrity and ethics should be promoted by and expected of the members. Motion by M. Ames, seconded by V.
