Policies and Procedures . After running a report for current sales of 2021 through May 18 , 2021 , the average sale price of an unimproved lot through a private sale was $ 750.98 . In the past , it has been recommended and approved by the BOD to price the Ranch Lots about $ 1,000.00 more than private sales . Currently , we are right on point with this number .
iii . El-Bo Inn Sign Wording
• The Board had approved the El-Bo Inn erecting an archway over their patio area . With the approval , the Board asked B . Rogers to inform the owner of the El-Bo Inn that the wording will have to be approved by the Board prior to any sign being put in place . Jeff Kemske stated he has no issues with this request and is appreciative of everything thus far . The sign will be done some time in the future but not necessarily this year .
iv . Wildlife Biologist Agreement Finalized
• Alleigh Pagels , CCR ’ s contracted Wildlife Biologist , has agreed to the terms and modifications that we set out for her .
v . 2020 Audited Financials on Website Confirmation
• B . Rogers confirmed that the financials were placed on the website prior to the May Board meeting .
vi . Potential Fish Stocking Company
• R . Delecki stated that CCR may have an opportunity to acquire fish from a company . R . Delecki supplied B . Rogers the company name of Stoney Creek Fisheries & Equipment . After researching online , B . Rogers found that they do offer fish , but they are smaller than what we obtain on a normal basis . B . Rogers followed-up with the company via phone with no answer he then sent an email and received a response from Dave LaBomascus , the Manager of the Fisheries Division for Stoney Creek stating that they do not do big trout . The biggest they had in stock was 6 – 8 inches .
vii . Potential MSU Extension Tree Acquisition
Program
• T . Logghe stated that CCR may have an opportunity to acquire trees at a significantly discounted price though an MSU Extension called the USDA Farm Service Tree Assistance Program . After research online it appears that this program appeared to be for commercial growers that have lost trees , bushes , or
7 vines by natural disasters . Additionally , B . Rogers reached out to the MSU Extension District 14 Director he was unaware of this program being able to help our cause . Additionally , the MSU Extensions Director reached out to his colleagues , neither of these contacts were aware of a program , outside of what CCR already is part of . He did state that sometimes surplus trees are given out and / or sold at discounted prices , but it is not a permanent program .

Motion by R . Karbon , supported by R . Delecki to approve the Manager ’ s Report as presented . Motion Approved Unanimous 9-0 .
Strategic Plan Review 1 . Goal # 4-5 : Heritage Committee Donation
Recommendations
• R . Karbon stated the paperwork is with the IRS waiting for approval . B . Rogers stated he is working with Jim Abbe attempting to have an article ready for members to better understand the difference between the Heritage Committee solicitating donations from members and the CCR Foundation , Inc . solicitating donations on behalf of their organization .
2 . Goal # 7-1 : Invasive Species Threat Research
• R . Delecki stated he will be inquiring with Nancy Thurston about potential locations of invasive species . Other names that were stated to be used as resources are : David Smith , CCR Environmental Committee Chairperson ; Alleigh Pagels , CCR Wildlife Biologist ; Greg Corace , Alpena-Montmorency Conservation District FAP Forester ; and Huron Pines .
3 . Other Strategic Plan Items
Goal # 7-5 : Continuous Research
• M . Boyce stated the ad-hoc committee needed to be formed for this goal . M . Ames will be the chairperson .
Goal # 1-5 : Policy 1201 Recommendation from Safety & Security
• M . Boyce stated that the champions of this goal will be reporting back in July with recommendations from the Safety & Security Committee .
• Discussion regarding CCR ’ s 100 Year Anniversary . This will not be added as a Strategic Goal .
